Seasoned LLC's for Sale

Tax Credit Deals

There are some very unique real estate investment opportunities for the right investor in the Salt Lake area.  These investments are for someone with a 15 year buy and hold strategy.  In the Salt Lake area there are several different properties that are classified as tax credit properties.  There are currently a couple different townhome projects where you can purchase townhomes build in the 1990’s for anywhere from $84,000-$99,000 with a current market value of anywhere from $150,000-$170,000, but there is a catch.   



You need to maintain these properties as low income housing until the tax credit expires around 2023, however the properties will continue to be rented out to low to moderate income renters paying anywhere from $750-$950 a month.  After the tax credits expire and renters move out you can sell the properties at full market value.  This is a great opportunity to add properties to your real estate portfolio at a great price with huge potential to appreciate.

INTERESTED IN OBTAINING BUSINESS LINE OF CREDIT?

Ben and I were able to pick up a few old LLC's recently that we are now selling to whomever is interested.  Currently we have four available:
 

1. Established 9-4-2004
2. Established 6-30-2005

3. Established 7-14-2005
4. Established 7-21-2005

If you, or others in your network are interested, we are selling them for $1500 plus the state registration and filing fee of $150, for a total price of $1650.  We have the system in place to handle the registration and filing for you and have made sure each LLC has a clear title.  You will be able change the name of the LLC to one of your choosing, we will title it with all your contact info, and will make certain that any previous ownership info has been completely removed.  You will have a clear title LLC with at least a two year history. We may be able to get older ones on occasion.  If that interests you please call.  The price will be higher for an older LLC.
 
As you are aware having an older LLC makes it much easier to obtain business lines of credit and business credit cards?  What we have been seeing with these is that $50,000 to $100,000 seems to be the sweet spot for amount of credit that you are able to obtain fairly easily.  It is possible to get more than that, but I would not plan on more than about $200,000 at the high end, and I would keep expectations more in the $50,000 to $100,000 range.

This is a really straightforward transaction.  We are only involved in the sale and transfer of the LLC.  We will not be involved at all in obtaining the lines of credit for you.  Whatever you choose to do with the LLC after you have bought it is completely up to you.  Obviously there are many other ways to use the LLC in addition to getting lines of credit.
